The usual suspects are a blocked filter, a dirty or iced-up coil, a failed capacitor, or low refrigerant from a leak. Low refrigerant is worth flagging: it never simply runs out — if the charge is low there is a leak, and topping it up without fixing the leak just delays the same failure.
It depends on the size of the space, the efficiency rating you choose and whether the ductwork needs modification. We quote in writing after seeing the property, with no obligation.
Spring, before the first genuinely hot stretch. Booking early means you are not waiting in a queue during the week everyone else discovers their air conditioning has failed.
